Hyderabad’s real estate sector is set for a major boost as the Telangana Housing Board (THB) prepares to auction more than 7.5 acres of coveted residential land in Kukatpally, with an impressive revenue target of approximately ₹500 crore.

Prime Location, High Stakes

    This vast expanse in Kukatpally (KPHB Colony) is strategically located along a 60-ft-wide road, with future plans to expand it to 120 ft—enhancing its connectivity to the city’s booming IT corridor.

  • Auction Details
    The upset price is set at ₹40 crore per acre. The e-auction is scheduled to start at 3 PM today, with final bids due by 5 PM on Tuesday.


Precedent Sales Inform Strategy

THB’s confidence stems from previous successful auctions:

  • Earlier, a commercial land parcel in KPHB fetched ₹65.3 crore per acre, winning bid by the Institute of Chartered Accountants of India (ICAI) after competitive bidding.

  • In another June auction, a smaller plot in KPHB Phase-7 achieved a record rate of ₹2.98 lakh per square yard—a benchmark unlikely to be replicated this time, given the larger land size.


Additional Assets Up for Auction

Alongside the land, the Housing Board is auctioning 618 unfinished 3 BHK flats across high-rise towers in Pocharam and Gajularamaram, expanding the scope of the sale.


Fund Allocation: Affordable Housing & Indiramma Scheme

In the past two months, THB has already raised over ₹300 crore via auctions of land and Rajiv Swagruha flats. Funds collected today are earmarked to bolster:

  • Affordable housing initiatives

  • The ongoing Indiramma housing scheme, which supports homeownership among lower-income families
