Prestige Group’s Bold Land Play: 102 Acres This Q1, ₹20,000 Crore GDV in Sight

A Strategic Expansion Across India’s Property Hubs

In a major move during the April–June quarter (Q1 FY26), Prestige Estates Projects Ltd executed a sweeping land acquisition, purchasing 102 acres across four key cities—Bengaluru, Hyderabad, Chennai, and Mumbai—with an eye toward residential developments estimated at a staggering ₹20,400 crore in gross development value (GDV).

Here's the city-wise breakdown:

  • Hyderabad: 28 acres in Tellapur, 37 acres in Pulimamidi

  • Bengaluru: 10 acres in Poojanahalli–Devanahalli, 7 acres in Kothanuru (KR Puram), and 10 acres in Ittangur (Sarjapura)

  • Chennai (Velachery): 3.48 acres

  • Mumbai: 6.3 acres

Interestingly, financials for this land haven’t been disclosed yet.

Stellar Financial Footing Fuels Growth

This land investment comes on the back of a highly successful quarter:

  • Net profit surged 26% to ₹292.5 crore, up from ₹232.6 crore YoY

  • Total income rose from ₹2,024.5 crore to ₹2,468.7 crore.

And the sales momentum has been nothing short of phenomenal:

  • Pre-sales exploded 4x to ₹12,126.4 crore in Q1 FY26

  • 365 units sold, translating into 9.55 million sq ft of space

  • This marks Prestige’s strongest quarterly performance to date, fueled in part by high demand for their Ghaziabad township project.

Looking ahead, the company is aiming for a ₹27,000 crore sales booking target for the year—a bullish outlook by all accounts.

What This Means for Prestige and the Market

  1. Geographic Diversification

    • By spreading its footprint across South, West, and Hyderabad, Prestige is positioning itself to tap into new growth corridors while reducing regional dependency.

  2. Market Confidence & Demand Insight

    • The strong performance—driven by Ghaziabad and other projects—indicates that demand remains robust even amid broader macroeconomic uncertainties.

  3. Rich GDV Portfolio Building

    • A combined value of over ₹20,000 crore in land translates into a massive pipeline of projects for years to come.

  4. Strong Financial Foundation

    • Healthy profitability and revenues provide Prestige with the firepower to fund these developments while pursuing aggressive growth targets.

In Summary

Prestige Group’s acquisition of 102 acres across major Indian cities suggests a deeply strategic move, positioning the company for expansive growth with a GDV potential north of ₹20,000 crore. Supported by a record-breaking quarter of presales and rising profits, the real estate giant looks set to maintain its upward trajectory well into FY26.
