Raymond Realty Limited has strengthened its focus on real estate redevelopment with the incorporation of a new wholly owned subsidiary, Ten X Mahalaxmi Limited. The company completed the incorporation on August 12, 2026, following approval from its board earlier this month.

The new entity has been established in Mumbai, Maharashtra, and will operate in the real estate sector. According to the company’s regulatory disclosure, the structure is intended to support redevelopment activities while keeping project-specific risks within a separate corporate entity.

Board Approval Came Earlier This Month

The decision to establish Ten X Mahalaxmi Limited was approved by Raymond Realty’s board on August 7. The subsidiary was subsequently incorporated on August 12.

Raymond Realty and its nominees have subscribed to the entire share capital of the new company, giving the parent company complete ownership. The subsidiary has an authorised capital of ₹1 lakh, divided into 10,000 equity shares with a face value of ₹10 each. Its initial paid-up capital is also ₹1 lakh.

The company has been registered with the Registrar of Companies in Mumbai. At the time of incorporation, Ten X Mahalaxmi had not started commercial operations and reported no turnover.

Separate Structure for Redevelopment Activities

Redevelopment projects can involve several stages, including regulatory approvals, agreements with existing occupants, construction and financial management. By creating a dedicated subsidiary, Raymond Realty can place specific redevelopment activities under a separate legal structure.

The approach allows the company to organise individual projects and their associated financial obligations more distinctly from its other real estate operations. The move also gives Raymond Realty flexibility to develop projects through a structure specifically designed for redevelopment opportunities.

The entire amount has been subscribed in cash by Raymond Realty and its nominees. This means the subsidiary begins with full ownership under the Raymond Realty group without requiring a significant initial capital deployment.

The company reported strong booking momentum in the first quarter of FY27, with booking value reaching ₹700 crore, compared with ₹306 crore in the corresponding period of the previous year. Its overall portfolio was reported at around ₹52,000 crore in gross development value, including projects across its existing and joint-development portfolio.

Raymond Realty has also been expanding its presence across Mumbai through projects involving locations such as Bandra, BKC, Wadala and Sion. Recent joint-development agreements have further increased the potential scale of its development pipeline.

The creation of Ten X Mahalaxmi comes against this backdrop of continued expansion in redevelopment and joint-development opportunities.

What the New Subsidiary Could Mean

For Raymond Realty, a dedicated subsidiary could provide a more focused framework for managing redevelopment projects as the company evaluates additional opportunities.
