Hrithik Roshan Signs Five-Year Commercial Lease for Mumbai Office, Secures ₹17 Lakh Monthly Rent

Bollywood actor Hrithik Roshan has strengthened his commercial real estate portfolio by leasing out a premium office property in Mumbai, highlighting the continued demand for high-quality office spaces in the city. According to registered property records, the office has been rented under a long-term agreement that is expected to provide the actor with a steady rental income over the next five years.

The commercial unit is situated in Andheri West, one of Mumbai's major business districts. The office space spans nearly 6,000 square feet and has been leased to Clearsynth Labs Limited. The agreement begins with a monthly rental of ₹17 lakh, while the lease also includes scheduled rent escalation during the later years of the contract.

Property documents indicate that the lease commenced in April 2026 and will continue until March 2031. For the first three years, the tenant will pay ₹17 lakh every month. After that period, the monthly rent will increase to approximately ₹19.55 lakh for the remaining two years, reflecting a standard escalation clause commonly included in long-term commercial lease agreements.

The office is located in Lotus Nilkamal Business Park on New Link Road and includes seven dedicated parking spaces. The tenant has also provided a security deposit of ₹68 lakh as part of the registered agreement.

The latest transaction adds to Hrithik Roshan's growing portfolio of commercial real estate investments. In recent years, the actor has been associated with several office and commercial property deals across Mumbai and other cities, demonstrating a strategy that extends beyond earnings from films and brand endorsements.

Industry experts note that premium office spaces in established commercial hubs such as Andheri West continue to attract corporate tenants despite changing workplace trends. Businesses often prefer well-connected locations with modern infrastructure, making such properties valuable long-term assets for investors seeking stable rental returns.

The agreement also reflects the broader strength of Mumbai's commercial property market, where long-duration leases with built-in rent increases remain a preferred structure for both landlords and tenants. As demand for Grade-A office space continues, celebrity investors and institutional buyers alike are increasingly viewing commercial real estate as a reliable source of recurring income.
