Mumbai, 27 July 2025 — Lodha Developers Ltd has reaffirmed its confident outlook on India’s housing market, announcing plans to launch ₹17,000 crore worth of residential projects by the end of March 2026.




Market Optimism & Strategic Tailwinds

Lodha’s Executive Director of Finance, Sushil Kumar Modi, outlined that stronger household incomes, tax benefits from the Union Budget, and reduced home loan interest rates are fueling sustained demand for housing—especially in the post‑COVID era. He reiterated the firm's confidence in achieving its full‑year target of ₹21,000 crore in pre‑sales, up nearly 19% year‑on‑year.


Launch Pipeline: From ₹8,000 Cr to ₹17,000 Cr

Lodha has already rolled out projects worth ₹8,000 crore in Q1 (April–June 2025). The remaining ₹17,000 crore pipeline is scheduled for launch across the next three quarters. Modi noted that strong project additions during June—including five new land acquisitions—have expanded their total launch visibility to ₹25,000 crore for FY26, up from an earlier estimate of ₹18,000 crore. 


Q1 Financial Highlights & Sector Traction

Lodha posted a robust 42% jump in consolidated net profit—from ₹475.9 crore to ₹675.1 crore in Q1 FY26—alongside total income growth from ₹2,918 crore to ₹3,625 crore year-on-year. Sales bookings (pre‑sales) for Q1 increased by 10% YoY to ₹4,450 crore, marking it their strongest first-quarter performance ever. 

Modi also emphasized a seasonal uptick in demand in the second half of the fiscal year, driven by the Indian festival season—a trend he expects will bolster pre‑sales momentum further. 


Geographic Spread & Growth Ambitions

Lodha’s active geographies include Mumbai Metropolitan Region (MMR), Pune, and Bengaluru, with newly added projects mainly in these hubs. In Q1, they announced five marquee launches totaling a gross development value (GDV) of ₹22,700 crore across these regions. 


Expanding Beyond: Next-Gen Footprint

As Lodha gears up to expand beyond its core strongholds, it plans to enter the Delhi area with a ₹1,900 crore (≈$220 million) residential project, expected to launch by April 2026. This move reflects its ambitions to contest DLF’s dominance and assert a pan‑India presence.
