Chubb Expands Hyderabad Office Presence With 1.68 Lakh Sq Ft Lease in Madhapur

Global insurance company Chubb is strengthening its corporate presence in Hyderabad by taking additional office space in Madhapur, one of the city’s established commercial and technology corridors. The company’s India business services arm, Chubb Business Services India Private Limited, has leased around 1.68 lakh square feet at Salarpuria Knowledge City, adding significantly to its existing office footprint in the project.

The latest transaction carries a total rent commitment of approximately ₹115 crore, according to property registration documents accessed by Propstack. The deal underlines continued demand for large-format office space from multinational companies operating their India-based business and support functions.

Three Floors Added at Salarpuria Knowledge City

The newly leased premises are located in the Octave Block of Salarpuria Knowledge City in Madhapur. The agreement covers three separate floors — the 12th, 14th and 16th floors — with a combined chargeable area of 168,576 square feet.

Chubb already had a presence in the same commercial development. The company had previously leased the 15th floor in October 2022. Following the latest expansion, its overall office area within the project has grown to approximately 2.19 lakh square feet.

The expansion gives Chubb a considerably larger workplace base within the same business campus rather than spreading its operations across multiple locations. Such consolidation can offer companies advantages in terms of workplace management, infrastructure and accessibility for employees.

Lease Terms and Rental Details

The new agreement has different lease periods for the three floors. The 12th and 14th floors have been taken on five-year leases, while the 16th floor has a shorter two-year lease.

The initial rent has been set at ₹132.80 per square foot per month. Based on the registered area, the monthly rental works out to roughly ₹2.24 crore, while the lease documentation records an amount of about ₹2.26 crore.

The agreement also contains an annual rental escalation clause of 5%. In addition, Chubb has provided a security deposit of approximately ₹21.24 crore as part of the transaction.

The commencement dates differ between the floors. The leases for the 12th and 14th floors began in July 2025, while the lease for the 16th floor started in June 2026. The transaction itself was registered on July 28, 2026.

Madhapur Remains a Key Office Market

Chubb’s expansion comes as Hyderabad continues to attract large corporate occupiers looking for substantial office facilities. Madhapur and surrounding western Hyderabad locations have developed into important commercial clusters, supported by the concentration of technology companies, multinational corporations and business-service operations.

Large office transactions have remained an important component of Hyderabad’s commercial property market. Recent deals involving multinational companies have included expansions in areas such as the Financial District and Madhapur, highlighting continued occupier interest in the city.

For developers and landlords, transactions of this size provide an indication that established office campuses with suitable infrastructure continue to attract companies seeking long-term operational capacity.

Hyderabad Draws More Large Corporate Commitments

The Chubb transaction follows several other sizeable office deals recorded in Hyderabad during 2026. For example, ArcelorMittal’s Global Capability Centre leased more than 82,000 square feet in the Financial District in July, with the transaction valued at more than ₹35 crore over the lease period.

Another major transaction earlier this year involved Uber India Systems, which leased roughly 9.01 lakh square feet in Hyderabad for a 10-year period, involving an estimated rent commitment of about ₹839 crore.

These transactions point to a broader pattern: Hyderabad is continuing to secure large office commitments from global companies, particularly those expanding technology, business-services and capability-centre operations.

What the Chubb Deal Means for Hyderabad Real Estate

The latest Chubb lease is significant not only because of its size but also because it adds to an existing corporate footprint. Expanding within a property where a company already operates can indicate sustained confidence in the location and its office infrastructure.

With approximately 2.19 lakh square feet now occupied by Chubb at Salarpuria Knowledge City, the transaction represents a sizeable corporate commitment to Madhapur. The combination of a large leased area, multi-year agreements and annual rental escalation also provides the landlord with a structured long-term revenue stream.

For Hyderabad’s commercial real estate sector, the deal adds to a series of recent large office transactions and reinforces the importance of the city’s established business districts. Continued expansion by multinational occupiers could support demand for premium office properties and strengthen Hyderabad’s position as a major destination for corporate operations in India.
