Top 11 Indian Developers Target ₹1.82 Lakh Crore in FY27 Pre-Sales
India’s leading listed residential real estate companies are entering FY27 with an ambitious sales outlook, with 11 major developers collectively expected to generate around ₹1.82 lakh crore in pre-sales. The projection represents a 22.3% increase over the ₹1.49 lakh crore recorded by the group in FY26, according to an analysis by ANAROCK Research based on investor presentations.
The expected expansion comes despite a challenging environment for the property sector. Home prices have increased, construction expenses remain elevated and global economic and geopolitical uncertainties continue to influence business conditions. Yet, demand for housing, particularly in premium and luxury segments, is providing considerable support to organised developers.
Godrej Properties Leads the FY27 Sales Outlook
Among the companies covered in the analysis, Godrej Properties is projected to post the highest pre-sales during FY27. Its bookings are estimated at approximately ₹39,000 crore, representing growth of about 14% from the previous financial year.
Prestige Estates Projects is expected to follow with pre-sales of nearly ₹35,300 crore, an estimated 18% increase over FY26. Lodha is also expected to remain among the largest contributors, with projected pre-sales of around ₹24,000 crore, up approximately 17%.
These figures highlight the scale of sales expected from the country’s largest listed housing companies as they expand their project pipelines across key residential markets.
Oberoi Realty Expected to Record Sharpest Growth
Oberoi Realty stands out for the projected pace of growth. Its FY27 pre-sales are expected to rise by 141% compared with FY26.
The significant increase is linked to its project launch and completion pipeline, which is expected to provide a larger volume of inventory for sale during the year. The projection makes Oberoi Realty the strongest growth performer among the developers covered in the analysis.
At the opposite end, DLF is expected to remain broadly stable. Its projected FY27 pre-sales of around ₹20,000 crore are slightly below the approximately ₹20,100 crore achieved in FY26. It is the only company in the group expected to register a marginal decline.
Project Pipeline Remains a Key Growth Driver
The difference in expected performance between developers reflects the importance of project launches, completion schedules and geographic presence.
Companies with a strong pipeline of new residential projects are likely to have greater opportunities to convert existing housing demand into bookings. Developers with exposure to high-demand micro-markets may also benefit from continued buyer interest, particularly where premium residential properties remain attractive.
The projected numbers therefore do not indicate uniform growth across the sector. Instead, individual companies are expected to perform differently depending on the timing and scale of their launches and their presence in various cities and housing segments.
Premium Housing Supports Booking Values
One of the broader trends supporting the industry is continued demand for higher-value homes. Although the number of housing units sold can fluctuate, the overall value of bookings can remain strong when buyers choose larger homes or properties at higher selling prices.
This shift has become increasingly important for listed developers. Premium housing demand has helped established companies maintain sales momentum even as rising construction and property costs create challenges for affordability.
Higher prices, however, also mean developers need to carefully position their projects around location, product quality and buyer demand. The ability to identify the right micro-markets and launch projects at the appropriate time could become increasingly important during FY27.
Organised Developers Strengthen Their Position
The projected sales growth also points to the increasing influence of listed and organised developers in India's residential property market.
Large companies have been expanding beyond their traditional markets, building portfolios across major Indian cities and increasing their presence in premium and luxury housing. Their scale, established brands and ability to execute large projects can provide an advantage as buyers become more selective.
At the same time, higher input costs mean developers must maintain discipline in project planning and capital allocation. A strong launch pipeline alone may not guarantee success if projects are not aligned with local demand or pricing expectations.
Outlook for FY27
The combined ₹1.82 lakh crore pre-sales target indicates that India’s leading listed residential developers expect housing demand to remain resilient through FY27. The projected 22.3% annual growth is particularly notable given the continuing uncertainty surrounding construction costs, property prices and the wider global economy.
Godrej Properties is expected to lead the group in absolute pre-sales, while Oberoi Realty is projected to deliver the strongest year-on-year growth. Prestige Estates and Lodha are also expected to remain major contributors to the overall sales pool.
For the broader residential real estate sector, the FY27 outlook suggests that demand remains concentrated around established developers, well-positioned projects and premium housing. The strength of new launches and the ability to match supply with changing buyer preferences will likely determine how closely companies achieve their projected sales during the year.
