DBS Bank India Extends ₹520 Crore Financing to K Raheja Corp for Pune Office Development

Pune: DBS Bank India has provided a construction finance facility of ₹520 crore to a special purpose vehicle associated with K Raheja Corp for a major commercial office development in Balewadi, Pune. The financing will support the creation of approximately 1.1 million square feet of office space, adding to the city’s expanding supply of large-scale commercial properties.

The funding marks another significant institutional financing transaction in Pune’s commercial real estate market, where established business corridors continue to attract developers and lenders. The project is planned as a commercial tower in Balewadi, one of the important office destinations in western Pune.

₹520 Crore Facility for Large Office Project

According to DBS Bank India, the ₹520 crore facility has been extended to a special purpose vehicle of K Raheja Corp. The loan is intended to finance construction activity for the proposed commercial development.

The project will comprise around 1.1 million square feet of office space. DBS has described the development as a Grade A commercial property and said the tower has received LEED Platinum pre-certification, reflecting an emphasis on recognised green-building and sustainability standards.

The scale of the project places it among the larger office developments currently being financed in Pune. For developers, access to construction finance from institutional lenders can provide an important source of capital during the development phase of major commercial assets.

Balewadi Strengthens Position in Pune's Office Market

Balewadi has become an established commercial destination within Pune’s western business corridor. The area has benefited from the broader expansion of office and business infrastructure across western parts of the city.

The new development is expected to add substantial office inventory to this market. With approximately 1.1 million square feet planned, the project represents a sizeable addition to Pune’s Grade A office pipeline.

Commercial real estate activity in Pune has increasingly been supported by demand for modern workplaces and large office campuses. Developments in established business districts can also offer companies access to established infrastructure and connectivity within the wider metropolitan market.

The DBS financing therefore comes at a time when institutional capital continues to play a significant role in supporting the development of commercial properties across India's major cities.

Focus on Green Building Standards

An important feature of the K Raheja Corp project is its sustainability positioning. The proposed commercial tower is LEED Platinum pre-certified, placing environmental considerations among the project's development priorities.

Green-building certifications are becoming increasingly relevant to large office developments as companies and investors place greater emphasis on energy efficiency, resource management and sustainable workplaces.

For commercial developers, such standards can also help align new properties with the requirements of occupiers seeking modern office environments that meet environmental, social and governance objectives.

Institutional Capital Remains Active in Real Estate

The DBS transaction is part of a broader pattern of institutional financing and private capital activity across India's property sector.

Private credit investment firm Certus Capital, for instance, said it had committed more than ₹1,000 crore across residential, commercial and mixed-use real estate opportunities during the first six months of 2026. Its investments were spread across several major property markets, highlighting continued interest from private capital in India's real estate sector.

The activity suggests that funding for property development is not limited to traditional bank lending. Banks, private credit funds and other institutional investors are participating across different real estate segments and geographic markets.

What the Financing Means for Pune Real Estate

The ₹520 crore facility provides K Raheja Corp with dedicated construction funding for a substantial office project in Balewadi. For Pune, the development adds another sizeable commercial project to the western office market and could contribute to the city's future Grade A office supply.

The transaction also underlines the continued role of institutional lenders in financing large commercial developments. As developers pursue larger and more sustainability-focused office projects, access to structured construction finance is likely to remain an important component of project execution.

For K Raheja Corp, the financing supports its ongoing commercial real estate development activities, while for DBS Bank India, the transaction expands its exposure to India's commercial property sector.

With around 1.1 million square feet of planned office space and a focus on green-building standards, the Balewadi project represents a notable addition to Pune's commercial development pipeline.
